What is the first step in buying a home?  
Work with a local lender to get pre-qualified. The lender will give you an idea of how much home you can afford and what your monthly payment will be. 

How much down payment do I need to save when buying a home?
There are great lending options that require a down payment as low as 3%.

Will I get everything on my new home wish list?  
I always encourage people to prioritize their wish list.  If we can find a home that checks your most important boxes and covers about 85% of your wish list, then that is a winner.  

Should I remodel my home before I sell it?  
That depends: typically we recommend that you stop spending money on your home if you are planning to sell in the near future. You will never recoup 100% of your investment when it sells. Sometimes inexpensive updates will help your home sell faster. Once we have a chance to tour your home, we will provide you with our professional recommendations. 

What are the key factors in helping my home sell?  
Location, price, and condition. Obviously, the location cannot be changed, but the other two factors can. It is critically important to price your home correctly.  

How do you determine the right price for my home? 
We look at a lot of data to help us determine. First, we tour your home to determine its condition. Then we pull comparable sales within the last year. We do a deep dive into the comparable properties to determine if we should be higher or lower than those homes. We also factor in market conditions to tell us if we can push the price a bit.  

How quickly should I expect my home to sell?  
Every area and price point are different. We will be able to tell you the average days on market when we do a comparative market analysis. 

What is a standard escrow period?  
30-45 days is typically how long a home takes to close once it goes under contract. This is a negotiating term within the contract.  Therefore, you have control of the close date.

What happens after a home goes under contract?  
  • The Earnest Deposit is delivered to the Title company within 3 days.
  • The inspections need to be completed within 10 days.
  • The inspection items need to be negotiated 5 days after the inspection period ends.
  • Loan commitment needs to be received within 45 days or 5 days prior to closing.
  • The appraisal needs to occur and be reviewed at least a week prior to closing.
  • The lender sends out a preliminary Closing Disclosure at least 3 days before closing.

We are licensed in both Kansas and Missouri, and we work all over the city.
